Six facts about living and building in Graubünden

In Switzerland, finding an affordable property that meets all of your needs is like finding a needle in a haystack. Graubünden is a pearl on the Swiss real estate market. In addition to attractive properties and affordable building land, you’ll also find the most important thing here: a home close to nature where your children can grow up free and safely.

The largest Swiss canton has the most available construction land? That makes sense. But less well-known is how low prices here are compared with national prices. The dream of owning a home in the middle of nature is still achievable here. So it’s little wonder than more and more young families are joining our community.

These six facts about living and building in Graubünden will provide you with an overview of the real estate situation and help you find you ideal home.

Building land outside of the centres
You’ll find especially affordable building land outside of the tourist hot spots and the Rhine valley. It is definitely worth looking for building land in smaller municipalities.

Inexpensive rental properties
Many newcomers opt to rent, as it entails less obligation. Doing so can be worthwhile, as the average rent in Graubünden for a spacious three- to four-room apartment was CHF 1,339 in 2018, below the national average according to the Swiss Federal Statistical Office.

Apartments are filling up
Moving to Graubünden is trendy. The vacancy rate has fallen substantially since 2017 – which reveals the increasing popularity of Graubünden as a place to live. “Smaller municipalities, in particular, welcome families with children,” says Graubünden real estate expert Doris Walder, “but attractive real estate for sale or rent can be found everywhere.”

Live in the middle of nature
Only being able to go for a relaxing hike in the mountains at the weekend – this is not something we residents of Graubünden are familiar with. Here, you work and live right in the middle of one of the largest recreational areas in Switzerland. We enjoy combining a bike tour with our commute to work or hitting the cross-country ski trail during our lunch break.

Mountain office
If you find working from home every day too monotonous, you can choose from one of the many co-working spaces available here. Such spaces are available in, among other places, Chur, Scuol, Laax and Davos. Increased demand for shared workspaces has led to a rise in the number of such spaces available throughout the entire canton.

Graubünden real estate websites
In addition to the well-known Swiss real estate marketplaces, there are also Graubünden real estate websites, such as Engadimmo, that are specialised in the region. You’ll also find several real estate brokers via the links who can assist you in finding your future home.

Now it’s up to you. Start looking and soon you’ll be holding the keys to your dream property.
